Are you a letting agent?
No. We own these properties and you deal directly with us. This means we maintain the properties to a high standard and there are no agency fees. Our tenants can call us for assistance anytime and will get a quick response to any issues.
Are bills included?
Utility bills are not included in the rent. However, for an additional fee of £50 per month, we can include high speed wi-fi 100Mb internet & and water. Electricity costs can vary considerably depending on useage, so we don't include that - it is fairer for everyone if the actual charge is based on how much you use. We do help you to set up an account with an eletricity company, so that you will be billed direct.
Is wi-fi internet available?
We use and recommend Ask4 broadband. All our apartments are wired with this provider and we supply a wi-fi router for you to use. You can either sign-up direct with Ask4 (no long contract - pay monthly, or get a discount for 6 months) or choose to add the cost to your rent if you prefer (see question above). The standard speed is 100Mb, up to 1Gb is available for a supplement.
Is wired ethernet available?
Yes. An ethernet port is available, for those who like a direct internet connection as well as wi-fi, to obtain the fastest internet speed.
Do I need a TV license?
The law states that you need a TV license if:
- You watch or record live TV programmes on any channel
- You download or watch any BBC programmes on iPlayer – live, catch up or on demand
How much is the tenant admin fee?
We don't charge tenant admin fees. We require a deposit of 1 months rent, and a months rent in advance.
Is my deposit protected?
Yes, absolutely. We use the Deposit Protection Service (DPS) to look after your deposit. We expect to return all deposits in full unless there is a genuine reason otherwise. We don't make petty deductions for normal wear & tear.
How do I pay my rent?
Rent payments are by bank transfer. Most tenants pay monthly, or sometimes a number of months in advance if they prefer.
What type of contract do you use?
We use a standard contract to create an Assured Shorthold Tenancy. In general, we only offer tenancies of 6 months or more.
Can I keep a pet?
Sorry, no. The lease for the whole West.One development does not allow any pets.
Is there a concierge?
There is a concierge on site 24 hours a day, 7 days a week. As well as monitoring the CCTV and providing security, they will accept parcels on your behalf if an item is delivered whilst you are out.
Who deals with problems/maintenance?
Our tenants can contact us directly, and we will quickly arrange any maintenance needed. We will also help if you need assistance with things like light bulb or smoke alarm battery changes. If you have lost your keys or got locked out, we can also help. We can provide this level of service because we have a small number of apartments, so our tenants get the best service!
How much is the Council Tax?
All our apartments are Council Tax Band A, with the exception of Plaza1 which is Band B. Rates can be found here www.sheffield.gov.uk
Is car parking available?
Car parking is usually available at additional cost. This would be an allocated space in the underground car park, below the development. The car park is secure, well lit and patrolled by the security staff. You can access your apartment via the lift, directly from the car park. All tenants can store a bicycle in the car park, free of charge.
Are these 1 bedroom apartments?
Yes, all our apartments are 1 bedroom - with a separate bedroom and living area. On each property page on this website, you can see the floorplan. They are NOT 'studios', where the bed is within the living area.
Is there a lift?
Yes, all apartments in West One have lift access.
Are you connected with the 'West.One Student Accommodation' company?
No. These apartments are privately owned and we are not connected with the West.One development, or any other company or agency.
